You can breathe safely when your HVAC system does

Residential and commercial HVAC systems have one major thing in common:
the need to breathe and drain condensation.

The unit pictured above is flooded because it lacks a P-Trap. It may be hard to see, but the orange stuff in the picture is more than an inch of rusty, bacteria-infested water.

Without a P-Trap, air cannot escape, and water builds up. Mold, mildew and wet bacteria thrive under these conditions. And what happens to that mold, mildew and wet bacteria? They’re blown into the living spaces of your house.

A close inspection reveals how dirty the outside coil is. This coil is easily cleaned by HVAC service personnel equipped with the proper chemical coil cleaner.

The difficult part – and the part that’s often missed – is the proper and thorough cleaning of the inside coils. If you simply remove the side panel of the unit and visually inspect the coil, it will appear clean.

The problem is that the dirt is on the other side of the inside coil. And that’s where the air from the house goes through the filter and deposits its dust and lint and hair and dead skin cells.

Periodic cleaning by a professional keeps your unit running efficiently and keeps dangerous bacteria outside of your living space.
